The calendar Fripp Island actually runs on starts its new year this weekend. Fripp Fest opens Friday, October 30. The summer venues by the pools have already closed for the season, and the two-year owner vehicle decals reach the end of their cycle this month. In November, the Fripp Island Property Owners Association sends out the annual assessment bill, now online only. All of that lands within a couple of weeks, and the island that comes out the other side runs on a smaller, steadier routine through Thanksgiving.
What follows is that turnover in order: the party that opens it, where daily life moves once the seasonal spots close, the paperwork owners deal with, and the holiday week that comes next.
Friday Through Sunday, the Weekend That Opens the Season
Fripp Island Resort lists Fripp Fest 2026 for October 30 through November 1. The schedule runs from the courts to the golf course, then to the concert, then out onto the water.
| When | What | Details |
|---|---|---|
| Friday, Oct 30, noon to 3 PM | Pickleball Spooky Slam | Halloween-themed play to kick things off |
| Friday night | Oyster Roast and Key West Night | "One Night in Key West" is listed from $35 |
| Saturday, Oct 31 | Member-Member golf tournament | Ocean Creek Golf Course |
| Saturday night | Florida–Georgia game watching party | Runs the same night as the concert |
| Saturday, Oct 31, 5 PM | Swingin' Richards concert and costume contest | 300 Tarpon Boulevard, about three hours, 21+ |
| Sunday, Nov 1, 11 AM | Big Fripper Special Sunday Cruise | Meets at 875 Bonito Drive; ask the resort about age limits |
The concert is the weekend's biggest ticket. The resort's booking page for the Swingin' Richards lists $50 for guests and $45 for Fripp Island Club members, so membership saves $5 a seat. The band is a six-piece from Charlotte that debuted in 2001 opening for James Brown, and it plays classic rock, R&B, funk and blues with dual guitars and a saxophone. With Halloween falling on a Saturday this year, the costume contest gets the actual holiday.
On Sunday, the Big Fripper cruise leaves at 11 AM from 875 Bonito Drive and is listed at $55. The booking page shows two different age limits, 21+ and 10+, so call the resort before bringing younger passengers. After that, the island settles into a different schedule.
Where the Week Goes Once the Pool Spots Close
The resort's current hours page shows the summer layer already gone. Cabana Club Grille and Willie's Wet Bar, the Beach Hut and Club 15.5 are all marked closed for the season, and the Beach Club restaurant is listed as temporarily closed.
What's left doesn't spread across the island the way summer did. It runs on a weekly clock, with a few fixed nights that give each week its shape. Based on current posted hours, here's how a week on the island lays out:
- Monday: OP Bar & Grille serves 7:30 AM to 4 PM, plus dinner 5 to 9 PM. Bonito Boathouse is dark, since its schedule runs Tuesday through Sunday.
- Tuesday: Bonito Boathouse opens for dinner, 5 to 9 PM. OP Bar & Grille is open only for its daytime hours, since its dinner service runs Thursday through Monday.
- Wednesday: Roadhouse BBQ on the Beach Club Greene starts at 5 PM and runs until supplies last. It's a rotation of smoked meats and Southern sides that you can eat on the lawn or carry home.
- Thursday: OP Bar & Grille's Smash Burger night starts at 5 PM every week, the first of its four dinner nights.
- Friday: Bonito Boathouse and OP Bar & Grille are both serving dinner.
- Saturday and Sunday: Bonito Boathouse adds lunch from noon to 5 PM on top of dinner, a weekend schedule that started September 12.
A few places hold steady all week. Sandbar is listed daily from noon to 10 PM. Ocean Creek and Ocean Point golf courses and their pro shops run daily, 7 AM to 6 PM, and the Ocean Point Starter Shack sells snacks and drinks from 8 AM to 5:30 PM. At the marina, the Ship Store is open Monday through Saturday from 8 AM to 5 PM and Sunday from 8 AM to 1 PM. The marina deli serves Monday through Saturday from 11 AM to 3 PM and is closed Sundays.
For off-season lunch, that last detail matters most. On a Sunday the deli is closed, but Bonito Boathouse and Sandbar are both serving, so a weekend lunch plan should start with them.
The resort also says more amenities are projected for later in 2026 and into 2027, but it hasn't named them or given dates. One newer option is already here: daily cabana rentals at the adult pool, and the Island Arcade now sits in the former Guest Services building.
The Paperwork That Turns Over With It
The festival and the closures change how the island feels. The administrative side resets the same weeks, and for owners it's the part that sticks.
FIPOA's owner information page says owner decals are two-year decals and that the current set is valid through October 2026. By the time this weekend's concert lets out, October is almost over. Here's what the association lays out for this cycle:
- Getting decals. Each property gets five free decals, for lineal family only. Owners can apply through the association's online form, call the office at 843-838-4155, or stop by 225 Tarpon Boulevard. The 2026 owner manual says decals requested online are mailed.
- Having the vehicle details ready. Each decal needs the year, make, model, color and license plate number.
- Paying for extras. The community page lists additional decals at $50 each. The 2026 manual describes them as $50 per year for a two-year decal, so ask the office which applies before buying. Replacements are $5, and the current decal has to be turned in to get one.
- Watching for the assessment bill. FIPOA says annual assessment bills go out in November and are due in January. The revised 2026 manual says homeowners no longer get paper statements and need a MyGreenCondo account to view and pay online. Checks and cash are still accepted at the office.
- Registering golf carts. Carts driven on POA roads have to be registered with Fripp Island Security, with proof of insurance and an inspection before cart decals go on. Registration is by appointment at 843-838-2334.
Item four is the one most likely to catch someone out. An owner who's used to a November envelope won't get one this year. Viewing the bill and paying online both take a MyGreenCondo account, and the FIPOA office is the fallback for paying by check or cash.
This summary is general information, not legal or financial advice. Confirm the details for your own property directly with FIPOA.
Guests run on a separate system that doesn't reset. Owners issue gate passes through GateAccess.net or the ABDI Gate Access app once the FIPOA office has set up their account, or by calling the security gate at 843-838-2334, which is staffed around the clock. That will matter in a few weeks.
Thanksgiving Week, the Next Anchor
Once Fripp Fest is over, the next stretch with a full calendar is Thanksgiving, and it follows the same pattern: a few days of packed programming in the middle of the quieter weekly routine. The resort's Thanksgiving events page and its holiday blog posted September 30 list the following:
| Date | Event | Details |
|---|---|---|
| Wednesday, Nov 25, 9 AM | Turkey Burn Yoga | Creekhouse, $10 to $15 |
| Thursday, Nov 26, morning | 2026 Turkey Trot Fun Run | $20 to $25 |
| Nov 28 | Kids' fishing tournament | Free registration |
| Nov 28 | Holiday Golf Cart Parade | Decorated carts |
| Nov 29, 5:30 PM | Christmas Boat Parade | Fripp Island Marina, live music, complimentary hot cocoa and desserts |
The holiday blog calls November 28 a Friday, but that date falls on a Saturday in 2026. Check the parade and fishing tournament dates with the resort before you set a family schedule around them. The blog also mentions a gingerbread contest, seafood boils and Breakfast with Santa without dates, and the Thanksgiving page lists a 21+ Canvas & Cabernet jewelry-making session of about two hours, priced $35 to $40.
If the golf cart parade is on your list, take care of item five above beforehand. A cart that's been decorated for the parade still has to be registered with Security, and registration is by appointment.
The end of October is when the new season starts showing up in Fripp owners' inboxes and on their windshields, and when plenty of owners also start thinking about what their place is worth. If that's you, Chambers Helms Group follows Fripp week by week and can put a current number on your home before the holidays. Get your free home valuation and start the season knowing where you stand.
